Bianchi, Etal APN: 087-220-06 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard <br /> Area. In addition, the existing San Joaquin County and City of Stockton Flood Insurance <br /> Studies, which delineate flood risks, flood plains, and floodway areas, are currently being <br /> reevaluated. The reevaluation is being conducted by the Federal Emergency Management <br /> Agency, Region IX, Building 105, Presidio of San Francisco, California 94129-1250, telephone <br /> (415) 923-7186. The reevaluation may delineate additional flood risks. The official flood maps <br /> are available for review at the Department of Public Works, 1810 East Hazelton Avenue, <br /> Stockton. These flood maps will be updated when the reevaluation process is completed. <br /> Wilcox Road has an existing right-of-way width of 84 feet and a planned right-of-way width <br /> of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $174.59 per <br /> daily trip-end generated in the Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 23, 1990. <br /> (Resolution R-00-433) <br />
