REVISED CONDITIONS OF APPROVAL <br /> SA-01-30 <br /> Hafoka <br /> Revisions of Approved Actions for Site Approval Application No. SA-01-30 was approved by the San <br /> Joaquin County Community Development Department on January 3, 2002. The effective date of <br /> approval is January 13, 2002. This approval will expire on July 13, 2002, which is six months from <br /> the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Leanne Mueller,468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for an office of 2,400 sq. ft., a 5,000 sq. ft. storage building, a <br /> 1,316 sq. ft. concrete slab, and a 947 sq. ft. caretaker mobile home for an electrical contracting <br /> business as shown on the Plan dated March 27, 2001. (Use Type: Construction Services Light) <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the improvement plan with construction drawings shall be submitted within 30 days of <br /> approval and the conditions of approval shall be completed within 99 180 days of approval of the <br /> Revisions of Approved Actions application. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License maybe applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties.(DevelopmentTitle Section 9-1015.5[e]) <br /> (2) A minimum of ten (10) parking spaces shall be provided, one of which shall be van accessible. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24).
