f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Wilcox Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings,parking, driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(Development Title Section 9-1020.) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities,including storage areas for trash,shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen.(Development Title Section 9-1022.4[e][2][A]) <br /> i. ACCESS: Access to parking areas shall be provided as follows: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two—way aisles and <br /> sixteen(16)feet for one-way aisles,except that in no case shall driveways designated as fire <br /> department assess be less than twenty(20)feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> j. GATES: Any gate other than for pedestrian use only,shall be set back or recessed a minimum of 10 <br /> feet from the property line unless there are at least 16 feet between the property line and the edge of <br /> the traveled roadway,in which case the setback requirement is waived. (Development Title Section <br /> 9-1022.2[f]) <br /> k. SETBACKS: The proposed caretaker mobile home shall be set back a minimum of 20 feet from <br /> Wilcox Road to meet the minimum street side yard requirements. (Development Title Table 9- <br /> 510.3) <br /> I. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of one-hour,fire-resistive <br /> construction. Openings will not be permitted less than five(5)feet and protected less than 10 <br /> feet. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24).And <br /> U.P.C.
