(DISTRICT 2). <br /> APPLICANT: Sione K. Hafoka APN: 101-021-66 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard <br /> Area. The 100 year Flood Elevation will be approximately 34 Feet NGVD. In addition, the <br /> existing San Joaquin County and City of Stockton Flood Insurance Studies, which delineate <br /> flood risks, floodplains and floodway areas, are currently being reevaluated. The reevaluation <br /> is being conducted by the Federal Emergency Management Agency, Region IX, Building 105, <br /> Presidio of San Francisco, California 94129-1250, telephone (415) 923-7186. The reevaluation <br /> may delineate additional flood risks. The official flood maps are available for review at the <br /> Department of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be <br /> updated when the reevaluation process is completed. <br /> Wilcox Road has an existing right-of-way width of 84 feet east to west and 74 feet right-of-way <br /> north to south with a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards CW-C11 or CW-C12 prior to issuance of the occupancy <br /> permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a forty-two (42) foot wide right-of-way from the centerline of Wilcox Road (north to <br /> south section) to the property line across the parcel's frontage.
