CONDITIONS OF APPROVAL <br /> SA-98-3 <br /> Lucchetti <br /> Site Approval Application No. SA-98-3 was approved by the San Joaquin County Community <br /> Development Department on February 13, 1998. The effective date of approval is February 23, <br /> 1998. This approval will expire on August 25, 1999, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kerry Sullivan, 468-3140) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the"SITE PLAN CHECK LIST'for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 1300-square-foot addition to an existing farm <br /> produce stand as shown on the plan submitted January 9, 1998. This approval also changes <br /> the use type of the facility from Produce Sales - Farm Produce Stand to Produce Sales - <br /> Farm Market. <br /> C. Exterior walls less than 20 feet from a property line shall be constructed of one-hour fire <br /> resistive material. <br /> d. Provide restrooms conforming with all disabled access requirements (CCR, Title 24). One <br /> restroom will be required if there are up to four employees. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (See the attached memo dated February 2, 1998.) <br /> 3. PUBLIC HEALTH SERVICES: (See the attached memo dated February 11, 1998.) <br /> 4. CALTRANS: <br /> a. As development continues along this corridor, a two-way left-tum lane will eventually be <br /> needed. In lieu of dedication, Caltrans requires the building to be set back 50 feet from the <br /> centerline for a future right-of-way. <br />
