J <br /> CONDITIONS OF APPROVAL <br /> MS-99-10 <br /> Pombo <br /> Minor Subdivision Application No. MS-99-10 was approved by the San Joaquin County Community <br /> Development Department on July 22, 1999. The effective date of approval is August 1, 1999. This <br /> tentative map approval will expire on July 31, 2002, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Terry Farris, 468-3154) <br /> a. APPROVED USE: This approval is for a three part Minor Subdivision as shown on the Tentative <br /> Map submitted on June 16, 1999. <br /> b. LOT SIZE: All parcels shall have a minimum lot area of 20 acres. (Development Title Section 9- <br /> 610.4) <br /> c. LOT WIDTH: All parcels shall have a minimum lot width of 330 feet measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Richard Hieb, 468-3000) <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> c. Any driveway that exceeds 150 feet in length from any public roadway shall be improved in <br /> accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin County <br /> Standards F-1 a, F-1 b, and F-1 c, and the Tracy Fire District prior to issuance of the occupancy <br /> permit. (Development Title Sections 9-1150.15) <br /> d. Requirements for construction of improvements shall be noticed by a statement on the Parcel <br /> Map. (Subdivision Map Act Section 66411.1) <br /> 3. ENVIRONMENTAL HEALTH DIVISION (Staff Contact: Johnny Yoakum, 468-3147) <br /> a. A soil suitability study, as required by Section 9-1105.2(d) of the San Joaquin County <br /> Development Title, which indicates that the area is suitable for a septic tank system must be <br /> performed prior to recordation of the Parcel Map. A review fee of$156.00 is required at the time <br /> of submittal to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of septic <br /> tank practice or E.P.A. Design Manual for on-site wastewater treatment and disposal systems is <br /> required for each parcel.
