However, the Community Development Department <br /> will not make a final determination until after responses have been received from <br /> agencies and surrounding properties. <br /> End of Use <br /> The use type Stables-Neighborhood may be conditionally permitted in the AU-20 zone with <br /> an approved Site Approval. Volume I of the General Plan states that except for agricultural <br /> and residential uses, uses allowed within the Agriculture-Urban Reserve Zone must be <br /> consistent with the underlying General Plan designation. Consistency shall be determined <br /> based on whether or not the proposed use is allowed in an urban zone that implements the <br /> General Plan designation (1. Growth Accommodation, Implementation 5., pg. IV-11). <br /> Because the I/G (Industrial-General) General Plan designation does not permit the <br /> proposed use type, the following condition of approval will likely apply if the applicant <br /> proceeds with a full application: <br /> END OF USE: Within five (5) years from the effective date of a Zone <br /> Reclassification that changes the zoning from AU-20 to a zone that does not permit <br /> the approved use, the approved use shall either be terminated or changed to a use <br /> that is consistent with the new zone, unless the permit is extended by the granting <br /> authority. <br /> Signage <br /> Development Title Section 9-1710.4(h) states that one (1) freestanding sign per parcel <br /> shall be permitted for each street frontage of the parcel. Pole signs shall not exceed fifty <br /> (50) square feet per sign face and twenty-five (25) feet in height. Monument signs shall <br /> not exceed sixty (60) square feet per sign face and six (6) feet in height. <br /> Next Step <br /> If the applicant chooses to proceed with a full application, the following steps shall be <br /> taken: <br /> • Revise the Site Plan to show all existing buildings (including mobile homes, <br /> sheds, etc.) and designate areas used by boarders for parking and maneuvering. <br /> • Submit 7 large (18" x 26") revised Site Plans. <br /> • Submit 2 reduced copies (8 '/2" x 11") of revised Site Plans. <br /> • Pay the fee for a Site Approval application. The fee required for a Pre- <br /> application Conference for Mountain House development applications shall be a <br /> separate fee, paid in addition to the fee required for the parent application <br /> (Section 9-240.5M; Ord. 4154 § 1, 2002).
