Introduction <br /> The purpose of this project is to divide an 65 acre parcel into four parcels under a <br /> Minor Subdivision. In accordance with the San Joaquin County Development title, <br /> this Surface and Subsurface Contamination Report (SSCR) is being submitted for <br /> application with the tentative map. This report will investigate the property for <br /> visual or historical environmental contamination based on field observation, soil <br /> testing, and testimony from the owners. <br /> This report includes chemical analysis results. A Condition of Approval for the <br /> Minor Subdivision will require percolation tests and groundwater tests from the <br /> wells (nitrates and DBCP). Those results will be included in the Soils Suitability <br /> Report. <br /> Project Description <br /> The project consists of one parcel located at or near 20200 N. Atkins Road, <br /> Clements. The project is in a farming/ranching community and is surrounded by <br /> agricultural and grazing land. It is zoned AG-40. The site has two existing <br /> homesites. See the Tentative Map included in the Appendix. <br /> The 13.2 acre proposed parcel has two homesites, an existing storage building, <br /> and an existing horse corral building. The remaining acres have historically been <br /> used as grazing land. <br /> Project History <br /> The primary source of information on the historical use of the property is <br /> testimony from the owners and visual observation. The property owner has <br /> purchased the property in 1999. The uses in the surrounding areas have not <br /> changed significantly in the past 10 years. Some of the adjacent land north of this <br /> project converted from grazing land to vineyards approximately 10 years ago. <br /> A review of County records did not yield any unusual conditions or concerns. <br /> Field Investigation <br /> The following information was obtained during a field investigation of the site as <br /> well as interviewing the property owner. <br /> -1- <br />
