The site contains two separate septic systems and leach fields on the proposed <br /> 13.2 acre parcel and another septic system and leach field on the proposed 16.2 <br /> acre parcel. The other resultant parcels contain no septic systems. There is one <br /> well site on the 13.2 acre parcel. There are no immediate plans for homes to be <br /> built on Parcel 2, Parcel 3 or Parcel 4. However, if they do occur, septic systems <br /> and wells will be built to County Standards and will be outlined into the Soils <br /> Suitability Report. <br /> According to the owner, there are no buried fuel tanks or other hazardous material <br /> on the property that he is aware of. There are no visual signs of any such tanks <br /> (ground settling, irregular ground, etc.) <br /> There is an on site creek (Bear Creek) to collect storm runoff from the site. The <br /> runoff does not historically overflow the creek boundaries. Water enters Bear <br /> Creek via overland flow. <br /> As previously stated, the majority of the site has been used as grazing land for <br /> animals. <br /> The depth to groundwater in this vicinity is approximately 145 feet. This relatively <br /> deep groundwater does not typically become severely impacted by pollutants. <br /> There historically has not been pesticides, fertilizers, etc. used on this property. <br /> According to the land owner, there are no known chemical containers buried on <br /> the property. A visual inspection did not produce any evidence of buried <br /> containers. The field investigation also did not yield any unusual (noxious) odors. <br /> Conclusion and Recommendation <br /> Based on visual observation, County records, and testimony of the property <br /> owner, there appears to be no surface contamination. Given the scope of this <br /> study, the probability of subsurface contamination should be considered low and <br /> normal to this region. Since additional groundwater testing will be done in <br /> conformance with the Soils Suitability Report, no additional study is recommended <br /> at this time. Based on visual observation, no corrective action is necessary at this <br /> time. <br /> According to the property owner, he has no immediate intention of building homes <br /> on the parcels. In the future, if that changes, further groundwater testing should <br /> be performed and should be considered in designing a domestic well. As a <br /> precaution, soil testing could be performed at that time. These recommendations <br /> do not imply there are contaminants. <br /> -2- <br />
