PARCEL 1 TO CONTAIN <br /> 12,200 SQUARE FEET AND PARCEL 2 TO CONTAIN 15,300 SQUARE FEET, <br /> LOCATED ON THE NORTH SIDE OF SPARROW HAWK DRIVE, 300 FEET WEST OF <br /> TULLY ROAD IN LOCKEFORD. (DISTRICT 4). <br /> APPLICANT: Tessie Estates, LLC APN: 019-400-26 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Sparrow Hawk Drive has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the <br /> time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. The project shall be served by a public sewer collection system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health Services Environmental Services Division and the <br /> Department of Public Works. A "Will Serve" letter from the Lockeford Community Services District for <br /> sanitary sewer service shall be required. (Development Title Section 9-1105.2) <br /> 3. The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services Environmental Health Division and the Department of Public Works. A <br /> "Will Serve" letter from the Lockeford Community Services District for water service shall be required. <br /> (Development Title Section 9-1115.2) <br /> 4. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 5. Water and sanitary sewer services shall be installed for parcel 2 in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin or Lockeford Community Services District <br /> prior to filing of Parcel Map. <br /> (Development Title Section 9-910.2) <br /> 6.
