CONDITIONS OF APPROVAL <br /> MS-99-21 <br /> Tessie Estates <br /> Minor Subdivision Application No. MS-99-21 was approved by the San Joaquin County Community <br /> Development Department on November 16, 1999. The effective date of approval is November 26, <br /> 1999. This tentative map approval will expire on November 13, 2001, unless (1) all Conditions of <br /> Approval have been complied with and(2)a Parcel Map has been recorded. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Tina Wehrmeister,468-8477) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the Tentative Map submitted <br /> October 1, 1999. The Parcel Map shall be recorded by November 13, 2001,which is the termination <br /> date of the will serve commitmentfrom the Lockeford Community Services District. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured at the front yard setback line. <br /> (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 8,000 square feet. (Volume II, General Plan Policy <br /> No.2 Specific to Lockeford) <br /> c. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> 2. DEPARTMENT OF PUBLIC WORKS (See the attached memo dated November 1, 1999.) <br /> 3. PUBLIC HEALTH SERVICES (See the attached memo dated November 1, 1999.) <br /> 4. PARK FEES: Due to the relatively small size of the subdivision,less than fifty (50) parcels,the San <br /> Joaquin County Department of Parks and Recreation will require the collection of in-lieu fees for park <br /> developmentas a requirementfor approval of the Parcel Map. (Development Title Section 9-1230.8) <br /> 5. COUNTY COUNSEL (Staff Contact:DeeAnne Watkins,468-2980) <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision,which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br />
