The assessment was cond•d utilizing generally accepted Phase I industry standards. The <br /> scope of work included an evaluation of <br /> • Site background <br /> • Physical characteristics of the site <br /> • Historical site conditions <br /> • Current site conditions including compliance with applicable regulations as they <br /> pertain to the presence or absence of <br /> • Asbestos <br /> • Facility storage tanks (above or below ground) <br /> • Transformers or other electrical equipment that use dielectric fluid <br /> • Radon gas <br /> Additionally, the assessment includes: <br /> • A review of the project's current regulatory compliance posture, based on recorded <br /> fact, regarding any known or identified regulated activity that requires the use of <br /> hazardous chemicals or the generation, treatment, storage, and/or disposal of <br /> hazardous waste. <br /> • A cross check with information contained in database programs such as the NPL, <br /> CERCLIS, and other governmental databases. <br /> • Visual observation of the adjacent properties to identify high-risk neighbors and the <br /> potential for a problem to migrate onto the project. <br /> 2.2 Special Terms and Conditions <br /> The assessment is based upon the following terms and conditions and are as follows: <br /> • A search of specified governmental databases following ASTM Standard(E 1527)to <br /> identify and map nearby sites with potential or existing environmental liabilities. <br /> • A physical site survey and evaluation of the site for evidence of potential <br /> environmental concerns. <br /> • The limitations of the ASTM Standard and recommendations for mitigation of any <br /> hazardous conditions. <br /> 2.3 Limitations and Exceptions <br /> This assessment was limited to the data reviewed and a physical survey of the site and the <br /> surrounding area. <br />
