INTRODUCTION
Per the request of Gene Vocu of Triple"E"Engineering& Surveying Company, Lathrop,
California, our office conducted a Soil Suitability/Nitrate Loading study for a proposed minor
subdivision to create one(1) new parcel. The subject property is located in the southeast corner
of intersection of West Ripon Road and Kincade Road. The assessors parcel number for the
property is 257-230-02.
The soil suitability/nitrate loading study was conducted to determine whether the soils are
suitable for the use of a septic system and to estimate whether the proposed project will impact
ground-water quality. The study was performed according to the requirements of Section 9-
1105.2(d) of the San Joaquin County Development. Major elements of the field work included
one(1)percolation test on the new Parcel 1. According to Triple"E"Engineering,no
percolation test will be required for the designated remainder parcel.
In addition to conducting the field work, a review of published soil information, geologic
maps, and available ground water information was reviewed to determine the suitability of soils.
The nitrate loading study was conducted to estimate the potential impact of leaching nitrates
from the septic system into ground water. This report presents the results of our study.
II. PROPOSED DEVELOPMENT
The proposed project will consist of a Minor Subdivision creating a Parcel 1 of 4.91
acres and a designated remainder parcel of 45.09 acres. The parcels are shown on Plate 1. No
development plans are proposed for either of the properties. The minor subdivision was
performed for purposes of family ownership. Long term orchard farming of walnuts is planned
to continue on the property by the Fisher Family. The onsite two (2)bedroom home will be
occupied by a member(s) of the Fisher family.
