v ` <br /> CONDITIONS OF APPROVAL <br /> JEANNE GERMAIN <br /> MS-90-84 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . The frontage improvements for Priest Road and the future <br /> road shall be constructed in conformance with the standards <br /> for one-half of a 50 foot right-of--way Farm or Estate <br /> Subdivision street . The construction of the frontage <br /> improvements will be deferred , upon execution by the owner <br /> of a Deferred Frontage Improvement Agreement , prior to <br /> approval of the Parcel Map . (A $250 . 00 fee is required for <br /> processing per Ord . No. 3337 in addition to a copy of the <br /> Grant Deed and an estimate . The estimate shall be prepared <br /> by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval . As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100 . 00 . ) <br /> b . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br /> ORDINANCE REQUIREMENTS : <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> C . A Parcel Map is required . <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision . The fee is due and payable at the time of <br /> building permit application . (The fee currently is <br /> $2 , 627 . 00 for each single family dwelling unit in the <br /> Stockton area . The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br />
