CONDITIONS OF APPROVAL <br /> MARIO JURIN <br /> MS-90-81 <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS: <br /> a. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. The Traffic Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of <br /> building permit application. (The fee is $2, 739. 00 for <br /> each single family dwelling unit in the Lodi area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> d. Dedication to result in a 30 foot wide right-of-way <br /> from the centerline of Collier Road to the property <br /> line shall be required across the frontage of Parcel 1 <br /> and 2 . <br /> e. The owner shall execute an Irrevocable Offer to <br /> Dedicate a twenty-five foot (251 ) wide strip along the <br /> west side of Parcel 1. <br /> f. The frontage improvements for Collier Road across the <br /> frontage of Parcel 1 and 2 shall be constructed in <br /> conformance with the standards for one-half of a 60- <br /> foot right-of-way Farm or Estate Subdivision street. <br /> The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of <br /> the Parcel Map. (A $250. 00 fee is required for <br /> processing per Ordinance No. 3337 in addition to a copy <br /> of the Grant Deed and an estimate. The estimate shall <br /> be prepared by a registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public <br /> Works Department for approval. As an option the <br /> Department of Public Works will prepare the drawing <br /> with estimate for an additional fee of $100. 00. ) <br />
