CONDITIONS OF APPROVAL <br /> TONY TERESI <br /> MS-90-92 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS: <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. A Parcel Map is required. <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. <br /> C. The Traffic Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of <br /> building permit application. (The fee is $2 ,739 . 00 for <br /> each single family dwelling unit in the Lodi area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> d. Proof of legal access for crossing the Central California <br /> Traction Company' s Railroad shall be provided. <br /> 2 . PUBLIC HEALTH SERVICES: <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. A soil suitability study as required by section 9-10100 <br /> of the San Joaquin County Development Code must be <br /> performed to determine that the area is suitable for <br /> septic tank usage, prior to approval of final map. <br /> If the soil suitability study is favorable: <br /> b. Construction of an individual domestic water well under <br /> a well permit and inspection by the Environmental Health <br /> Division at the time of development. <br />
