r <br /> CONDITIONS OF APPROVAL <br /> RICHARD PHILLIPS <br /> MS-90-96 <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS• <br /> a. Dedication to result in a 25 foot wide right-of-way <br /> from the centerline of Coehlo Road to the property line <br /> shall be required across the frontage of Parcel 1. <br /> b. The frontage improvements for Coehlo Road across Parcel <br /> 1 shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way Farm <br /> or Estate Subdivision street. The construction of the <br /> frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage Improvement <br /> Agreement, prior to approval of the Parcel Map. (A <br /> $250. 00 fee is required for processing per Ordinance <br /> No. 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public <br /> Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00. ) <br /> C. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> d. Parcel 1 shall have minimum 1. 5 acres after right-of- <br /> way dedication. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> e. A Parcel Map is required. <br /> f. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. <br />
