DENUIT <br /> MS-90-97 <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS• <br /> a. The frontage improvements for Priest Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way Farm or Estate <br /> Subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, <br /> prior to approval of the Parcel Map. (A $250. 00 fee is <br /> required for processing per Ordinance No. 3337 in <br /> addition to a copy of the Grant Deed and an estimate. <br /> The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and <br /> submitted to the Public Works Department for approval. <br /> As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee <br /> of $100. 00. ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. The 25 foot access strip for Parcel 3 shall be <br /> relocated to the north side of Parcel 1. <br /> e. The owner shall execute an Irrevocable Offer to <br /> Dedicate a twenty-five foot (251 ) wide strip along the <br /> north side of APN 193-220-25 . <br /> f. The Traffic Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of <br /> building permit application. (The fee is $2 , 627 . 00 for <br /> each single family dwelling unit in the Stockton area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Recofd. ) <br />
