r ATTACHMENT B R-90-1130 MS-90-87 CONDITIONS OF APPROVAL Unless otherwise specified, all conditions of approval shall be complied with prior to the approval of the Parcel Map. 1. DEPARTMENT OF PUBLIC WORKS: Conditions of Approval : a. The owner shall execute an Irrevocable Offer to Dedicate a 50-foot-wide right-of-way, westerly and outside the ditch from south of Lucerne Avenue to the north line of Parcel 1 . b. The frontage improvements for the access road shall be constructed in conformance with the standards for a 50- foot-wide right-of-way farm or estate subdivision street. The construction of the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage Improvement Agreement prior to approval of the Parcel Map. A $250. 00 fee is required for processing, per Ordinance No. 3337 , in addition to a copy of the Grant Deed and an estimate. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to Public Works for approval. As an option, Public Works will prepare the drawing with the estimate for an additional fee of $100 . 00. c. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. Ordinance Recruirements : The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements are not appealable. d. A Parcel Map is required. e. The Traffic Impact Mitigation Fee will be required for this subdivision. The fee is due and payable at the time of building permit application. The fee is $2 , 083 . 00 for each single-family dwelling unit in the Tracy area.
