DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval : <br /> a. The owner shall execute an Irrevocable Offer to Dedicate <br /> a 50-foot-wide right-of-way, westerly and outside the <br /> ditch from south of Lucerne Avenue to the north line of <br /> Parcel 1 . <br /> b. The frontage improvements for the access road shall be <br /> constructed in conformance with the standards for a 50- <br /> foot-wide right-of-way farm or estate subdivision street. <br /> The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Parcel Map. A $250. 00 fee is required for processing, <br /> per Ordinance No. 3337 , in addition to a copy of the <br /> Grant Deed and an estimate. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to Public Works <br /> for approval. As an option, Public Works will prepare <br /> the drawing with the estimate for an additional fee of <br /> $100 . 00. <br /> c. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> Ordinance Recruirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. The fee is $2 , 083 . 00 for <br /> each single-family dwelling unit in the Tracy area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br />
