Parcel 1 will have a fee strip <br /> extending to Lucerne Avenue. A 40-foot-wide ingress-egress <br /> easement for the benefit of Parcels 2, 3, and 4 will run along <br /> the fee strip of Parcel 1 and allow access to Lucerne Avenue. <br /> The Department of Public Works requires an irrevocable offer <br /> to dedicate a 50-foot-wide right-of-way. Until the County <br /> picks up the dedication, the 40-foot-wide easement is adequate <br /> for access. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> An Initial Study was prepared for this project on May 29, 1990, and <br /> no significant effects on the environment were identified. On the <br /> basis of the Initial Study, a Negative Declaration was prepared. <br />
