(3) Parking shall be provided as follows: a minimum of one automobile parking <br /> space shall be provided for each three seats in the facility and.67 space for each <br /> employee on the largest employment shift. The size and location of the parking <br /> spaces shall be consistent with the requirements of Chapter 9-1015 of the <br /> Development Title. Parking calculations and details shall be included on the Site <br /> Plan. Three accessible parking spaces, including one van space, shall be <br /> provided according to the requirements of Section 9-1015.10 of the Development <br /> Title. <br /> (4) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> f. PARKING LOT. The parking lot shall be screened and landscaped as follows: <br /> (1) A solid masonry wall six to seven feet in height shall be erected along the north <br /> and east sides of the parking lot (Development Title Section 1022.6[e]). The wall <br /> shall be no higher than three feet in the setback of Auto Avenue. A solid <br /> masonry wall three feet in height shall be erected along the west side of the <br /> parking lot. <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. A minimum of five percent of the parking area, not including <br /> landscaping along the street frontage, shall be landscaped. Trees shall be <br /> planted and evenly spaced throughout the parking lot landscaping. <br /> (3) A five-foot-wide planting strip is required adjacent to the masonry wall on the <br /> north and east sides of the parking lot. (Development Title Section 9-1020.6[e]) <br /> (4) A ten-foot-wide landscaped strip, respecting the ultimate right-of-way width, shall <br /> be installed between the three-foot-high masonry wall and Auto Avenue. <br /> (5) The parking lot shall utilize the two existing driveways on Waterloo Road. No <br /> driveways on Auto Avenue shall be permitted as part of this approval. <br /> g. SIGNAGE. A maximum of two advertising signs shall be permitted for the subject parcel, <br /> only one of which may be a freestanding sign. Sign details shall be consistent with <br /> Chapter 9-1710 of the Development Title, and all existing and proposed signs shall be <br /> shown on the Site Plan. Advertising details shall limited to text only. <br /> h. LIGHTING. Parking lot lighting shall be installed according to the requirements of Section <br /> 9-1015.5{g} of the Development Title. All lighting shall be designed to confine direct rays <br /> to the premises. No spillover beyond the property lines shall be permitted, except onto <br /> public thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. Lighting details shall be included on the Site Plan. <br /> i. TRASH ENCLOSURE. Any outdoor trash bins shall be kept in an enclosure with solid <br /> masonry walls on three sides and gated on the fourth side.
