An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. A 4.5-foot-wide strip dedication to result in a 25-foot-wide right-of-way from the centerline <br /> of Auto Avenue to the property line shall be required across the frontage of APN 119-210- <br /> 07, in addition to a 25-foot by 25-foot corner cut-off (snipe) at the corner of Auto Avenue <br /> and Waterloo Road. (Development Title Section 9-1150.5) <br /> C. A 6.5-foot-wide sidewalk shall be constructed along Waterloo Road in addition to <br /> commercial driveways and a handicap ramp at the corner of Auto Avenue and Waterloo <br /> Road. (Development Title Section 9-1150.2) <br /> d. The frontage improvements for Auto Avenue shall be constructed in conformance with the <br /> standards for one-half of a 50-foot-wide right-of-way local residential street with vertical <br /> curb. The construction of the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Improvement Plan. A $260.00 fee <br /> currently is required for processing, per Development Title Table 9-240.2, in addition to <br /> a copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate and legal description shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Department of Public Works and <br /> submitted to Public Works for approval. As an option, Public Works will prepare the <br /> drawing and estimate for an additional fee of $115.00. (Development Title Section 9- <br /> 1150.2) <br /> e. The City of Stockton shall verify that the appropriate Right of Service Units (ROSU) for <br /> sanitary sewer have been paid for the proposed development prior to approval of the <br /> building permit application.
