parking spaces designed for the church only if the two uses do not operate <br /> concurrently(.33 spaces are required for every 1,000 square feet of building area). <br /> (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. TRASH ENCLOSURE: Any outdoor trash bins shall be kept in an enclosure with solid <br /> masonry walls on three sides and gated on the fourth side. Details shall be included on the <br /> Site Plan. <br /> h. SCREENING: The approved use shall be screened from the adjacent residential use on the <br /> north side of the property either by a solid masonry wall six to seven feet in height or a <br /> landscaping area not less than 25 feet wide along the north property line(Development Title <br /> Section 9-1022.4). The wall shall be no higher than three feet within 20 feet of the west <br /> property line. A five-foot-wide planting strip shall be installed between the wall and the <br /> parking area (Development Title Section 9-1020.6). Screening details shall be consistent <br /> with Chapter 9-1022 of the Development Title, be included on the Site Plan, and be installed <br /> as part of Phase 3. <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width,shall be installed across the frontage of the project site along Auto Avenue. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas,or other permanent facilities shall be landscaped. <br /> (3) Areas of the property that are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. (Development Title Section 9-1020) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Seventeen trees shall be planted and evenly <br /> spaced throughout the parking lot. A five-foot-wide planting strip is required in the <br /> parking lot along the western property line. (Development Title Section 9-1020.5) <br /> j. Exterior walls less than 20 feet from a property line shall be constructed of one-hour, fire <br /> resistive material. Openings will not be permitted less than 5 feet and protected less than 10 <br /> feet.
