SA-94-38 OF JACK JOSEPH <br /> FETZER (C/O LEWIS STALLWORTH; MIRE HAKEEM) <br /> ----------------------------------------------------------------- <br /> An appeal of the applicant of the Development Services Division' s <br /> denial of a Site Apptoval application to establish a church with <br /> accessory retail sales of used items for fund raising in an <br /> existing building. The project site is located on the northeast <br /> corner of Waterloo Road and Auto Avenue in east Stockton. The <br /> project is proposed to be served by existing public water and <br /> sewage systems (operated by Cal Water and the City of Stockton, <br /> respectively) and terminal storm water drainage. <br /> The Development Services Division conducted a field check of the <br /> subject parcel on December 9, 1994 , to verify that material <br /> previously stored outside on the property (and which was the reason <br /> for staff ' s earlier denial of the application) had been removed. <br /> Based upon the results of that field check and compliance with the <br /> Building Inspection Division' s requirements regarding temporary <br /> exits from the building, the Development Services Division <br /> tentatively intends to recommend to the Planning Commission that <br /> the project be approved, subject to the following tentative <br /> Conditions of Approval. <br /> Unless otherwise specified, all the Conditions of Approval and <br /> Ordinance Requirements shall be fulfilled prior to the issuance of <br /> any building permits and prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Tose Conditions followed by a Section Number or other Statutory <br /> --irement are based on Ordinance requirements. Ordinance <br /> R.L. uirements cannot be modified. <br />
