Development Committee -2- <br /> SA-94-38 <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be to establish a church with <br /> accessory retail sales of used items for fund raising in <br /> an existing building. The maximum seating capacity of <br /> the church shall not exceed 250 people. There shall be <br /> no outside storage or sales permitted as part of this <br /> approval. <br /> b. Submit an Improvement Plan, showing drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading. The site' s drainage <br /> pattern and corresponding storm drain improvements shall <br /> be shown orr'the Improvement Plan. A plan check fee will <br /> be required. (Development Title Section 9-884) The <br /> Improvement Plan shall be submitted by 5: 00 pm on Monday, <br /> February 20, 1995. <br /> C. The Improvement Plan shall show all existing and proposed <br /> surfaces. All parking spaces, driveways, and maneuvering <br /> areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust- <br /> free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015. 5) Surfacing shall be <br /> installed by Monday, April 3 , 1995. <br /> d. The approved use shall be screened from the adjacent <br /> residential use on the north side of the property by a <br /> solid masonry wall six (6) to seven (7) feet in height <br /> along the north property line. (Development Title <br /> Section 9-1022 . 4{f}) The wall shall be no higher than <br /> three (3) feet within twenty (20) feet of the west <br /> property line. A five (5) foot wide planting strip shall <br /> be installed between the wall and the parking area. <br /> (Development Title Section 9-1020. 6) Screening details <br /> shall be consistent with Chapter 9-1022 of the <br /> Development Title, be included on the Improvement Plan, <br /> and shall be installed by Monday, April 3 , 1995 . <br /> e. The applicant shall submit a Business License application <br /> for the retail use by 5: 00 pm on Monday, February 20, <br /> 1995. <br />
