Development Committee -4- <br /> SA-94-38 <br /> j . A minimum ten (10) foot wide landscaped strip, respecting <br /> the ultimate right-of-way width, shall be installed <br /> across the west side of the property along Auto Avenue. <br /> The strip shall be continuous except where crossed by <br /> driveways and walkways. All areas on the site not used <br /> for buildings, parking, driveways, walkways, or other <br /> permanent facilities shall be landscaped. Parking lot <br /> landscaping shall be installed in accordance with the <br /> requirements of Section 9-1020. 6 of the Development <br /> Title. Landscape details shall be consistent with <br /> Development Title Chapter 9-1020 and be included on the <br /> Improvement Plan. The required Landscaping shall be <br /> installed by Monday, April 3 , 1995. <br /> k. The following Uniform Building Code and San Joaquin <br /> County Ordnance requirements will be applicable and <br /> shall be incorporated int he construction plans before <br /> submittal to the Building Inspection Division: <br /> 1. The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into <br /> areas less than 6, 000 square feet by area <br /> separation walls. <br /> 2 . The proposed use will change the occupancy from B-2 <br /> occupancy to a A-3 occupancy (U.B.C. Section 502) . <br /> The structure must be brought into compliance with <br /> all current code provisions including structural, <br /> plumbing, mechanical, electrical, energy and <br /> disabled access requirements. <br /> 3 . Provide restrocros conforming with all disabled <br /> access requirements (C.C.R. , Title 24) . <br /> 1. The Construction Site Plan shall indicate the following: <br /> 1. Provide parking for the physically disabled <br /> including one van space. The space (s) shall be <br /> located as close as possible to the primary <br /> entrance (C. C.R. , Title 24) . <br /> 2 . Provide identification signs for the parking <br /> space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R. , Title <br /> 24) . <br /> 3 . The slope of a parking space shall not exceed 1/4 <br /> inch per foot (C.C.R. , Title 24) . <br />
