Development Committee -3- <br /> SA-94-38 <br /> f. Outdoor trash bins shall be kept in an enclosure with <br /> solid masonry walls on three sides and gated on the <br /> fourth side. Details shall be included on the <br /> Improvement Plan and be installed by Monday, April 3 , <br /> 1995. <br /> g. Any security or parking lot lighting shall be installed <br /> according to the requirements of Section 9-1015.5{g} of <br /> the Development Title. All lighting shall be designed to <br /> confine direct rays to the premises. No spillover beyond <br /> the property lines shall be permitted, except onto public <br /> thoroughfares, provided, however, that such light shall <br /> not cause a hazard to motorist. Lighting details shall <br /> be included on the Improvement Plan and be installed by <br /> Monday, April 3 , 1995. <br /> 3 <br /> h. A minimum o-f eighty-three (83) automobile parking spaces <br /> shall be provided for the approved church (one space for <br /> every three seats) . In addition, parking shall be <br /> provided for the accessory retail use at the following <br /> rates: 3 . 3 spaces for each one thousand (1, 000) square <br /> feet of retail space in the building and . 67 spaces for <br /> each employee. The Improvement Plan shall include <br /> parking calculations, show the area of the building to be <br /> used for the accessory retail use and its square footage, <br /> and indicate the days and hours of operation for both of <br /> the approved uses. The maximum number of fixed seats <br /> permitted will be reduced if less than the required <br /> number of parking spaces are provided for the church. <br /> The accessory retail use may use the parking spaces <br /> designated for the church only if the two uses do not <br /> take place concurrently. Parking spaces shall be <br /> surfaced and permanently maintained with base material of <br /> appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a dust-free surface. The size and <br /> location of the parking spaces shall be consistent with <br /> the requirements of Chapter 9-1015 of the Development <br /> Title. The required parking spaces shall be installed by <br /> Monday, April 3 , 1995 . <br /> i. A maximum of two (2) advertising signs shall be permitted <br /> for the approved use; only one of which may be a <br /> freestanding sign. Sign details shall be consistent with <br /> Chapter 9-1710 of the Development Title and all existing <br /> and proposed signs shall be shown on the Improvement <br /> Plan. Signage on the site shall be in compliance with <br /> this Condition by Monday, April 3 , 1995. <br />
