A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width, shall be installed across the west side of the property along Auto Avenue. The strip shall be continuous except where crossed by driveways and walkways. All areas on the site not used for buildings, parking, driveways, walkways, or other permanent facilities shall be landscaped. Parking lot landscaping shall be installed in accordance with the requirements of Section 9-1020. 6 of the Development Title. Landscape details shall be consistent with Development Title Chapter 9-1020 and be included on the Improvement Plan. k. The following Uniform building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: 1. The proposed building shall be provided with an automatic fire sprinkler system or divided into areas less than 6, 000 square feet by area separation walls. 2 . The proposed use will change the occupancy from a B-2 occupancy to a A-3 occupancy (U.B.C. Section 502) . The structure must be brought into compliance with all current code provisions including structural, plumbing, mechanical, electrical, electrical, energy and disabled access requirements. 3 . Provide restrooms conforming with all disabled access requirements (C.C.R. , Title 24) . 1. The Construction Site Plan shall indicate the following: 1. Provide parking for the physically disabled including one van space. The space(s) shall be located as close as possible to the primary entrance (C.C.R. , Title 24) . 2 . Provide identification signs for the parking space(s) including the "tow away" sign at each entrance or visible from each space (C. C.R. , Title 24) . 3 . The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R. , Title 24) .
