Ordinance requirements which are applicable to this project <br /> include, but are not limited to, the following: <br /> 1 . PLANNING DIVISION <br /> a. Section 9-10325 . Standards for Flood Hazard Reduction . <br /> 2 . PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan , prepared by a registered Civil <br /> Engineer , showing drainage, driveway access details, <br /> on-site parking , existing and proposed utility <br /> services , and grading , shall be submitted to the <br /> Department of Public Works for approval . Storm <br /> Drainage shall be retained on-site . Two ( 2 ) sets of <br /> calculations shall be submitted with the Improvement <br /> Plan . <br /> b. The frontage improvements for Whiskey Slough Road shall <br /> be constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way street . The <br /> construction for the frontage improvements may be <br /> deferred at the option of the Department of Public <br /> Works, in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to the <br /> approval of the Improvement Plan . (A $250 . 00 fee is <br /> required for processing per Ord . No . 3337 in addition <br /> to a copy of the Grant Deed and an Engineers estimate <br /> with a drawing of the required frontage improvements on <br /> a form to be supplied by the Public Works Department. ) <br /> C. An Encroachment Permit shall be required for work <br /> within the road right-of-way . <br /> d . The Traffic Impact Mitigation Fee will be required for <br /> this development. (The fee currently is $1492 . 00 per <br /> 1 , 000 gross square feet of building based on a <br /> classification of 0723 "Agricultural Service" . The fee <br /> shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record . ) <br />
