Dedication to result in a 30-foot wide right-of-way from the <br /> centerline of North Ripon Road to the property line shall be <br /> required across the frontage of Parcel 1. <br /> b. The frontage improvements for North Ripon Road across Parcel <br /> 1 shall be constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of the <br /> Parcel Map. (A $250. 00 fee is required for processing per <br /> Ord. No. 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval. As an option the <br /> Department of Public Works will prepare the - drawing with <br /> estimate for an additional fee of $100. 00. <br /> C. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> d. A Parcel Map is required. <br /> e. The Remainder shall be designated as "Designated Remainder" <br /> on the Parcel Map. <br /> f. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> Building permit application. (The fee is $2 , 087 . 00 for each <br /> single family dwelling unit in the Ripon area. The fee shall <br /> be automatically adjusted by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br />
