CONDITIONS OF APPROVAL <br /> EUGENE RESSLER <br /> MS-90-122 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PLANNING DIVISION <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. The Homesite Parcel (Parcel 1) shall be 1. 5 acre net or <br /> larger. <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Carrolton Road across Parcel 1 <br /> shall be constructed in conformance with the standard for one- <br /> half of a 50-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of the <br /> Parcel Map. (A $250. 00 fee is required for processing per <br /> Ord. No. 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval. As an option the <br /> Department of Public Works will prepare the drawing with an <br /> estimate for an additional fee of $100. 00. ) <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project.
