DEGROOT <br /> MS-90-114 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> CONDITIONS OF APPROVAL: <br /> a. Dedication to result in a 42-foot wide right-of-way from <br /> the centerline of River Road to the property line shall <br /> be required across the frontage of Parcel 1. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2 , 087. 00 <br /> for each single family dwelling unit in the Ripon area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> 2 . PLANNING DIVISION: <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project.
