CONDITIONS OF APPROVAL <br /> ROBERT TAKAHASHI <br /> MS-90-116 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Priest Road across APN 193-220- <br /> 48 shall be constructed in conformance with standards for one- <br /> half of a 50-foot right-of-way farm or estate subdivision <br /> street. <br /> b. The access road for Parcels 2 and 3 shall be dedicated, named <br /> and improved to County Standards for a 50-foot right-of-way <br /> farm or estate subdivision street with a 50-foot radius right- <br /> of-way cul-de-sac at the end. 20 by 20 foot corner cut-offs <br /> (snipes) at the corners of Priest Road shall be dedicated. <br /> C. All improvements shall be in conformance with the Improvement <br /> Standards of the County of San Joaquin. All improvement plans <br /> and specification must be approved by the County of San <br /> Joaquin Department of Public Works prior to approval of the <br /> Parcel Map. <br /> d. If improvement referred to herein are not completed prior to <br /> the approval of the Parcel Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Parcel Map. <br /> e. Street lighting shall be provided at the intersection of <br /> Priest Road and the new road. <br /> f. A County Service Area shall be formed prior to the approval <br /> of the Parcel Map to provide for the operation, maintenance, <br /> and improvement of street lighting facilities. <br />
