CUNHA <br /> Civil Engineering - Land Surveying <br /> 970 BAYPOINT WAY <br /> RODEO, CALIFORNIA 94572 <br /> (415) 799-0202 <br /> SOIL SUITABILITY STUDY <br /> I INTRODUCTION <br /> Our office has been retained by, Ranchettes Unlimited, Inc. , <br /> and Charles Pringle, present owners, to perform a suitability <br /> study for their property located on Priest Road, in the French <br /> Camp area. The property consists of 9.5 acres ( 1) nine and one <br /> half acre parcel. The study was performed according to the <br /> requirements of San Joaquin County, Section 9-10100 (c ) . This <br /> report presents the results of our study. <br /> II PROPOSED DEVELOPMENT <br /> The proposed development would be subdivided the following <br /> way (2) two acre lots and (2) 2.7 acre lots. New homes to be <br /> built on these parcels would consist of 3 and 4 bedroom models of <br /> approximately 1500 to 2000 square feet . <br /> III PRESENT AND PAST USE OF THE SITE <br /> The present use of the property consists of a residence <br /> consisting of a three bedroom one bath home. <br /> IV EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> The existing and proposed septic usages would be the <br /> installation of a single family residence with the septic system <br /> to be approved by the San Joaquin County. It is estimated that <br /> the system would need an approximate 1500 gallon tank plus one 75 <br /> foot drain line approximately 18 x 36 with 1 1/2 rock with a 4" <br /> perforated drain line for each bedroom or other suitable <br /> standards per San Joaquin County Health Department. We would not <br /> anticipate that this would materially affect any ground water in <br /> the area. <br /> V GROUND WATER DEPTH AND TESTING <br /> The ground water in the area is approximately 2.9, feet down <br /> according to the San Joaquin County, Constant Water Level Map as <br /> approved in 1989. Each parcel would have its own well and septic <br /> system. <br /> VI SOIL PROFILE AND PERCOLATION TESTS <br /> The soil is primarily classification #59 Dinuba fine sandy <br /> loam, surrounded by #5 Dinuba fine sandy loam, deep, according to <br /> soils map of San Joaquin County, page 79 as provided by the <br /> University of California, Agriculture Extension Department . <br />
