CONDITIONS OF APPROVAL <br /> HUBERT METTLER <br /> MS-90-108 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. The frontage improvements for Locust Tree Road across <br /> the frontage of Parcel 1 shall be constructed in <br /> conformance with the standards for one-half of a 50-foot <br /> right-of-way Farm or Estate Subdivision street. The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of the <br /> Parcel Map. (A $250. 00 fee is required for processing <br /> per Ordinance No. 3337 in addition to a copy of the Grant <br /> Deed and an estimate. The estimate shall be prepared by <br /> a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with an estimate <br /> for an additional fee of $100. 00. ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. If the remainder is to be unsurveyed, it shall be labeled <br /> "Designated Remainder" only. <br /> e. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2 , 018 . 00 <br /> for each single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted annually <br /> be the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> f. Dedication to result in a 25 foot wide right-of-way <br />
