CONDITIONS OF APPROVAL <br /> TONY NOCETI ET AL <br /> MS-90-103 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PLANNING DIVISION <br /> Conditions of Approval: <br /> a. A Joint Management Agreement between the homesite parcel <br /> and the remainder shall be executed between the owner- <br /> operator and the benefiting family member. A recorded <br /> copy of the executed agreement shall be submitted to the <br /> Planning Department. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Bowman Road across Parcel <br /> #1 shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way Farm or Estate <br /> Subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior <br /> to approval of the Parcel Map. (A $250 . 00 fee is <br /> required for processing per Ord. No. 3337 in addition to <br /> a copy of the Grant Deed and an estimate. The estimate <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted tot he Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00 . ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br />
