CONDITIONS OF APPROVAL <br /> SU-90-18 (Tract No . 2380 ) <br /> Norman D . Taylor <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to recordation of the Final Map . The ten- <br /> tative map shall expire three years from the date of application <br /> approval . <br /> 1 . PLANNING DIVISION: <br /> Conditions of Approval : <br /> a. Residential Projects : The planting of trees along roads <br /> shall be required for all new residential developments <br /> unless otherwise exempted. Parcel 1 is to be exempt from <br /> the following requirements : <br /> ( 1 ) Spacing: There shall be a minimum of three trees per <br /> rural residential lot in a spacing manner to be <br /> decided by the applicant . <br /> ( 2 ) Corner Lots : For corner lots , street trees shall be <br /> required on both street frontages . The trees cannot <br /> interfere with sight distances and setbacks . <br /> ( 3 ) Location: Trees shall be located so that at 15 years <br /> of age the crown will not encroach across side pro- <br /> perty lines. <br /> (4) Location From Driveways : Trees shall be located a <br /> minimum of 10 feet from driveways . <br /> (5) Location of Rights-of-Way: Trees shall be located a <br /> minimum of four feet and a maximum of ten feet outside <br /> of the road right-of-way. <br /> ( 6 ) County Tree List : Trees shall be chosen from the <br /> County Tree List prepared by the San Joaquin County <br /> Planning Division. <br /> (7 ) Exceptions : Exceptions to street tree planting may be <br /> permitted on those lots where proper spacing is not <br /> possible if other exceptions are granted by the <br /> Director of Planning and Building Inspection. <br /> (8) Timing of Installation: The trees shall be completely <br /> installed within one year of the County' s acceptance of <br /> the subdivisions ' s roadway dedication. <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance requirements <br /> may also apply. Ordinance Requirements are not appealable. <br />
