T <br /> b. The minimum net lot area of the proposed subdivision shall <br /> be 65 , 000 square feet , per Section 9-5004 of the Planning <br /> Title, and shall be designated as such on the Final Map . <br /> c . The minimum lot width of the proposed subdivision shall be <br /> 150 feet , per Section 9-5005 of the Planning Title, and <br /> shall be designated as such on the Final Map. <br /> 2 . DEPARTMENT OF PUBLIC WORKS : <br /> Conditions of Approval : <br /> a. This proposed subdivision is responsible for its propor- <br /> tionate share of the cost of the "S" curve . The estimated <br /> construction cost is $56 , 800 . 00 . The acreage for the sub- <br /> division is 21 . 38 acres of a possible 150 acres remaining <br /> for development . The proportionate share for this sub- <br /> division is $8 , 096 . 00 , which shall be deposited into a <br /> trust account prior to approval of the Final Map. <br /> b . The subdivider shall agree to and shall pay service fees <br /> for the County-provided utility services in an amount <br /> equal to the estimated fees for the period from the time <br /> the improvements are accepted until the effective date of <br /> assessment on the tax roll . The deposit of fees shall be <br /> submitted at the time of acceptance of the facilities by <br /> the County. <br /> c . All traffic signs and markings shall conform to the Manual <br /> on Uniform Traffic Control Devices and San Joaquin County <br /> standards, and they shall be shown on the Improvement <br /> Plan. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> d. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> e. If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one year <br /> after filing the Final Map. <br /> f . Lee Court and Lee Drive ( including the "Future" extension <br /> to the south) shall be dedicated and improved to County <br /> standards for a 50-foot-wide right-of-way farm or estate <br /> subdivision street . A 50-foot-radius temporary turnaround <br />
