CONDITIONS OF APPROVAL <br /> SU-90-14 (TRACT NO. 2350) <br /> PATRICK RIDDLE <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to recordation of the Final Map. The tentative <br /> map shall expire three years from the date of application approval. <br /> 1. PLANNING DIVISION: <br /> Conditions of Approval: <br /> a. Street Trees: <br /> (1) Three street trees shall be required for each lot <br /> frontage, and they shall be shown on the Improvement <br /> Plan. <br /> (2) Street trees shall be chosen from the County Tree <br /> List and shall be ten gallons in size. <br /> (3) Street trees shall be installed within 30 days of <br /> the County' s acceptance of the subdivision' s roadway <br /> dedication. <br /> (4) Location: Trees shall be located so that at 15 <br /> years of age the crown will not encroach across side <br /> property lines. <br /> (5) Location From Driveways: Trees shall be located a <br /> minimum of ten feet from driveways. <br /> (6) Location of Rights-of-Way: Trees shall be located <br /> a minimum of four feet and a maximum of ten feet <br /> outside of the road right-of-way. <br /> b. The Parcel Map for Minor Subdivision Application No. MS- <br /> 90-25 shall be recorded prior to approval of the Final <br /> Map for Major Subdivision Application No. SU-90-14 . <br /> C. The south property line of Lot 7 shall be extended <br /> westward to the cul-de-sac and be shown on the Final Map. <br /> Conditions of Approval - 1 - (SU-90-14) <br />
