The
SCHWARZENEGGER Division monitors farmland conversion on a statewide basis and administers
G 0 V E R N 0 R the California Land Conservation (Williamson) Act and other agricultural land
conservation programs. We offer the following comments and
recommendations with respect to the project's impacts on agricultural land
and resources.
Project Description
The project is a site approval application by Wildwood Ranch, LLC, for a
private right-of-way for a 27 lot antiquated subdivision. The 27 lots are
described as legal, non-conforming lots with certificates of compliance.
The property is also divided into two assessor's parcels (203-140-01 and
203-150-01). The property totals 304.36 acres enforceably restricted by
Williamson Act contract. Some development of the property may have
occurred as the Notes on the Site Plan state that domestic water is by
individual on-site well and storm drainage will be retained on each parcel.
Williamson Act Lands
Development of the proposed right-of-way appears to be for the purpose
of residential development of the property and a violation of the subject
Williamson Act contract. Notwithstanding the antiquated subdivision, the
enforceable restrictions of the contract limit use of the property to
agricultural and compatible uses.
