This approval will expire on , which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been issued and remain in force, and (3) all necessary permits from other agencies have been issued and remain in force. Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. . Those Conditions followed by a Section Number have been identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other ordinance requirements may apply. 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) a) BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. The Site Plan required as a part of the grading building permit must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. b) APPROVED USE: This approval is for a private right-of-way to serve a 27 lot antiquated subdivision as shown on the Plan dated June 26, 2004. The right-of-way will serve lots 1- 27 of the Burnham Farms Tract No. 1. c) UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: 1) Fire protection systems shall be installed according to Article 10 of the California Fire Code and the appropriate standards and guides adopted in Chapter 35 of the California Building Code and the California Electrical Code. 2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standard adopted by the San Joaquin County Fire Chiefs Association. 3) This project will potentially serve more than three residences and shall comply with the San Joaquin County Development Title Standard 9-1150.18, Standards for Road Names and Road Name Changes, Public and Private. Please contact the Community Development Department at 468-2193 to complete this process prior to requesting Fire Department approval. 2
