MOORE <br /> SA-91-23 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEVELOPMENT SERVICES <br /> Conditions of Approval: <br /> a. Assessor Parcel Numbers 092-170-08 and 092-170-09 shall be <br /> merged into one legal parcel. <br /> b. All areas not used for building, parking, driveways, walkways, <br /> or other permanent facilities shall be landscaped. The <br /> following standards shall be met: <br /> 1. A minimum of 15% of the net site area shall be <br /> landscaped. <br /> 2 . A minimum 5-foot wide planting strip is required along <br /> Wilson Way. The strip shall be continuous except where <br /> crossed by driveways. The landscaped strip shall consist <br /> of trees, from the approved County Tree List, 10-gallon <br /> in size, and spaced 25-feet on center with 5-gallon <br /> shrubs spaced 10-feet on center with 5-gallon shrubs <br /> spaced 10-feet on center. The remaining area shall be <br /> planted in living ground cover. <br /> 3 . one tree is required for each 10 parking stalls, or <br /> portion thereof. Trees must be selected from the <br /> County' s Approved Tree List. <br /> 4 . Planters which abut parking stalls shall be a minimum of <br /> 5-feet-wide or shall not apply to the 15% requirement of <br /> Condition 1. (b) (1) above. A minimum 18-inch-wide paved <br /> strip shall be added to the adjacent parking stall to <br /> allow access to and from vehicles. <br /> 5. Details of the landscaping and irrigation system shall be <br /> shown on the Improvement Plan or a separate landscape <br /> plan. <br /> C. Parking lot lighting shall meet the following minimum <br /> standards: <br />
