CONDITIONS OF APPROVAL <br /> SA-95-4 <br /> Wilson Way Enterprises <br /> On April 28, 1995, the San Joaquin County Community Development Department approved SA-95-4 <br /> subject to the Conditions of Approval listed below. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain In force. Unless otherwise specified, all Conditions of <br /> Approval must be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142): <br /> a. APPROVED USE. This approval shall be for the operation of an automotive rental and <br /> operable vehicle storage business, including the use of a portion of an existing building <br /> on the site for an office. There shall be no automotive sales permitted as a part of this <br /> approval. <br /> b. BUILDING PERMIT. Submit a 'Commercial Building Permit Application" for any <br /> modifications to the existing building for the office for the approved use. The Site Plan <br /> required as a part of the building permit must show site drainage, driveway access details <br /> (including gates), existing and proposed on-site parking and storage areas, existing and <br /> proposed utility services, landscaping, signs, grading (refer to the 'SITE PLAN CHECK <br /> LIST' for details), details regarding the existing and proposed uses in the existing office <br /> building, and areas for the approved rental and storage areas. A fee is required for the <br /> Site Plan review (Development Title Section 9-884). <br /> C. STORM DRAINAGE. Any additional storm drainage runoff created by new improvements <br /> shall be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations must be attached <br /> to the Site Plan. <br /> d. SURFACING. The Site Plan shall show all existing and proposed surfaces. <br /> e. BUSINESS LICENSE. The applicant shall submit a Business License application prior to <br /> initiation of the approved use. The Business License may be processed concurrently with <br /> the building permit application. <br /> f. TRASH ENCLOSURE. Any outdoor trash bins shall be kept in an enclosure with solid <br /> masonry walls on three sides and gated on the fourth side.
