(1) Fire flow shall be provided for the proposed buildings by the use of public water mains(Appendix <br /> I I I-A of the Uniform Fire Code). <br /> (2) Fire protection systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code. <br /> (3) All valves controlling the water supply for automatic fire sprinkler systems and water flow <br /> switches shall be monitored in accordance with Section 904.3.1 of the Califomia Fire Code. <br /> (4) Fire department access to buildings(key boxes)shall be in accordance with Section 902.4 of the <br /> Uniform Fire Code. Key box and access systems information shall be provided by the <br /> Woodbridge Fire District. Key box and access systems shall be located at the direction of the <br /> Woodbridge Fire District. <br /> (5) Fire extinguishers shall be installed in accordancewith California Fire Code,Volume 2, Standard <br /> 10-1. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property(California Fire Code Section 105.2.1). <br /> 3. DEPARTMENT OF PUBLIC WORKS(Staff Contact:Gabriel Karem,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. An additional Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$157.45 per additional <br /> trip-end in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution <br /> R-96-592) <br /> c. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> d. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final Site III <br /> Plan is required upon submittal of verification. <br /> e. The project shall be served by a public water system conforming to the requirements of the <br /> Environmental Health Division of Public Health Services and the Department of Public Works. <br /> (Development Title Section 9-1120.2) <br /> f. The property shall annex to the Mokelumne Acres Maintenance District and the Woodbridge <br /> Lighting District prior to the release of building permits to provide for the operation and maintenance <br /> of storm drainage,water,and street lighting facilities. <br /> g. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of Environmental Health Division of Public Health Services and <br /> the Department of Public Works. A wastewater treatment plant study acceptable to the Department <br /> of Public Works and the Environmental Health Division of Public Health Services is required prior to <br /> approval of the improvement plans of any work within the site.
