Ms. Wehrmeister informed the applicants that there is a compliance date on the project and <br /> within 3-months of the Planning Commission approving the project the applicants should come <br /> in and get all of the required Building Permits. <br /> Ms. Wehrmeister told the applicants that they could get the Residential Building permit now <br /> because it is in a permitted use. <br /> Mr. Darrow informed the applicants that they will need a building permit for any building <br /> improvements. <br /> Ms. Wehrmeister and Mr. Vierra discussed the parking areas. <br /> 11:00 a.m. 4. USE PERMIT APPLICATION NO. UP-00-23 OF FIRST <br /> JVB MISSIONARY BAPTIST CHURCH. A Use Permit application for <br /> expansion of an existing church facility to add approximately 4,773 square <br /> feet church auditorium and entryway. Located on the east side of <br /> Woodbridge Road, at the intersection of Mokelumne and Chestnut Streets, <br /> Woodbridge (APN: 015-210-54; Address: 673 E. Woodbridge Road, <br /> Woodbridge). <br /> Jim Van Buren, Senior Planner; Bruce Waddle, church member; Pastor L.D. Perdue, Kermit <br /> Darrow, Building Division, and Bob Zipf, Code Enforcement Division were present for this <br /> item. <br /> Mr. Van Buren introduced the project. <br /> Mr. Van Buren asked if the applicants who was occupying the house on the property. Pastor <br /> Perdue indicated that it was for office, classrooms, nursery, and church use. <br /> Mr. Van Buren indicated that the department is proposing that the new church building maintain <br /> a minimum setback of twenty (20) feet from all property lines in lieu of screening requirements, <br /> which requires the construction of a solid masonry wall along the eastern property line. <br /> Mr. Van Buren and staff discussed with the applicants other options of screening, and buffering <br /> of noise. <br /> Mr. Darrow informed the applicants that a one-hour firewall may be required between the new <br /> building and the existing building where the separation is less than 40 feet. Mr. Darrow and staff <br /> discussed others options regarding requirements for the firewall. <br /> Mr. Karam reviewed the Department of Public Works requirements. <br /> Mr. Van Buren, the applicants, and staff discussed storm drainage. <br />
