UP-00-23 OF FIRST MISSIONARY BAPTIST <br /> CHURCH - <br /> -------------------------------------------------- <br /> The applicant has submitted the above referenced application for a 4,773-square-foot new <br /> sanctuary auditorium church and covered entryway with a 270 person seating capacity. The <br /> existing church structure will be converted to a multi-purpose fellowship hall/room. <br /> The project is located on the north side of Woodbridge Road at the intersection of Mokelumne and <br /> Chestnut Streets,Woodbridge. <br /> The Community Development Department has one issue to discuss with the applicant, building <br /> setback verses requirement for a solid masonry wall. The department is proposing that the new <br /> church building maintain a minimum setback of twenty (20) feet from all property lines in lieu of <br /> screening requirements, which may require the construction of a solid masonry wall along the <br /> eastern property line. <br /> The Community Development Department has reviewed the Use Permit application and will be <br /> recommending approval subject to the following recommended Conditions of Approval. <br /> Use Permit Application No. UP-00-23 was approved by the Community Development <br /> Department on . The effective date of approval is. This approval will expire on , which is 18 <br /> months from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with, (2) all necessary building permits have been issued and remain in force, and <br /> (3) all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as ordinance <br /> requirements pertinent to this application. Ordinance requirements cannot be modified, <br /> and other ordinance requirements may apply. <br />
