2 <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: (Jim Van Buren 468-2374) <br /> (a) BUILDING PERMIT: Submit an "APPLICATION-COMMERICAL BUILDING <br /> PERMIT." The Site Plan required, as a part of the building permit must be <br /> prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details (including gates), on —site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to <br /> the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan <br /> review. (Development Title Section9-884) <br /> (b) APPROVED USE: This approval is for a 4,773-square-foot new sanctuary <br /> auditorium church and covered entryway with a 270 person seating capacity. The <br /> existing church structure will be converted to a multi-purpose fellowship hall1room <br /> as shown on the Plan submitted November 22, 2000. <br /> (c) SETBACKS: The proposed building shall maintain a minimum setback of twenty <br /> (20) feet from all property lines. <br /> (d) PARKING: off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced <br /> and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust- <br /> free surface. Bumper guards shall be provided where necessary to <br /> protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5[e]) <br /> (2) A minimum of ninety (90) parking spaces shall be provided, including four <br /> accessible spaces of which one must be van accessible (parking <br /> standards for religious assembly are .33/seat). (Development Title <br /> Section 9-1015.3) <br /> (4) Each parking stall shall be an unobstructed rectangle, minimum nine (9) <br /> feet wide and twenty (20) feet long. Where a concrete curb around a <br /> planter in a parking lot functions as a wheel stop, the required length of <br /> space may be reduced by a maximum of two (2) feet, provided that the <br /> planter is at least five (5) feet wide. (Development Title Section 9- <br /> 1015.5[c] <br /> (5) Compact parking spaces shall be a minimum seven and one-half(7'/z) <br /> feet wide and sixteen (16) feet long, be individually designated as a <br /> compact space, and make up no more than twenty-five (25%) of the <br /> required spaces.
