SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Margot Guis of the <br /> Sargent Equestrian Center to conduct a Soil Suitability Study and Nitrate Loading Study <br /> for the property located at 15757 East Sargent Road, Lodi, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> According to information on file at the San Joaquin County Community Development <br /> Department, the project involves a Use Permit "to establish a commercial stable for a <br /> maximum of 23 horses on three parcels... The project proposes the utilization of an <br /> existing ... 32,500 square foot indoor arena for training horses, an existing 10,250 <br /> square foot stable for horse care, [and] an existing 2,826 square foot round training pen. <br /> ... The project proposes no new construction." A site plan is provided as Plate 2. <br /> Site Description <br /> The Site is defined as Assessor's Parcel Numbers (APN) 053-070-06, -07, and -08, <br /> totaling approximately 198 acres in size. The Site is located at 15757, 15737, 15312, <br /> and 15300 East Sargent Road, Lodi. <br /> Four houses, a stable, a covered arena, a barn with apartments, a shop, a hay barn, <br /> and several smaller sheds/outbuildings are located on the property. Three domestic <br /> wells, an irrigation well, and six septic systems serve the property. The remainder of <br /> the property consists of horse paddocks, pasture, and vineyard (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 90 to 100 feet above mean sea level.
