r <br /> Conditions <br /> Major Subdivision Application No. PA-0400667 was approved by the Planning Commission on <br /> The effective date of approval is . This tentative map approval will expire on , which is <br /> three (3) years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Karla Kuhl: 468-3103 ) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map dated <br /> November 4, 2005, with the following revisions: <br /> (1) Lot A shall be incorporated into the corresponding property line of Lot 1. <br /> (2) Lot B shall be incorporated into the corresponding property lines of Lot 20, Lot 21, and Lot 22. <br /> (3) Lot 30 shall be eliminated from the Final Map. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. RECORDATION OF PARCEL MAP: The Parcel Map for Minor Subdivision Application No. PA- <br /> 0500764 shall be recorded prior to the recordation of the Final Map. <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured a distance of 20 feet back <br /> from the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet. (Development Title Section 9- <br /> 310.3) <br /> e. ACCESS: The following access requirements apply and shall be shown on the Final Map: <br /> (1) A proposed 25-foot wide private easement, along the western property line of Lot 7, for access <br /> to 20201 N. Windwood (APN: 015-020-04) shall be shown on the Final Map. (Development Title <br /> Section 9-1150.15) <br /> f. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director.
