5. Neither the design of the subdivision nor any proposed improvements are likely to cause substantial <br /> environmental damage or substantially and avoidably injure fish or wildlife or their habitat. <br /> • This finding can be made because the design of the subdivision or the proposed <br /> improvements is not likely to cause substantial environmental damage or substantially <br /> and avoidably injure fish or wildlife or their habitat. The applicant has agreed to <br /> participate in the San Joaquin County Multi-Species Habitat Conservation and Open Space <br /> Plan (SJMSCP). Implementation of the SJMSCP is expected to reduce any impacts to <br /> biological resources resulting from the proposed project to a level of less-than-significant. <br /> 6. The design of the subdivision or type of improvement is not likely to cause significant public health <br /> problems. <br /> • This finding can be made because the subdivision will be served by public wastewater <br /> tr�atment through the Woodbridge Sanitary District, and public water and public <br /> stormwater drainage through the Mokelumne Acres Maintenance District. <br /> 7. The design of the subdivision or the types of improvements will not conflict with easements acquired <br /> by the public at large for access through or use of property within the proposed subdivision. <br /> • This finding can be made because there are no easements by the public at large. There is <br /> an existing private access easement through the property for access to parcel number <br /> 015-020-04. After the subdivision is completed, this access easement will be through the <br /> county-maintained streets,then along a strip of land on the western property line of Lot 7. <br /> 8. Any land or improvements to be dedicated to the County or other public agency is consistent with the <br /> General Plan, any applicable Specific Plan and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the land to be dedicated to San Joaquin County for <br /> public roadways is consistent with the County Standards. There are no Specific Plans or <br /> other applicable plans in the project vicinity. The Woodbridge Design Guidelines Special <br /> Purpose Plan is applicable only in the Central Commercial District of downtown <br /> Woodbridge. <br /> 9. The design of the subdivision provides, to the extent feasible, for future passive or natural heating or <br /> cooling opportunities in the subdivision, as required by Government Code Section 66473.1 <br /> • This finding can be made because the lots are large enough so that individual dwellings <br /> can be situated to take advantage of solar orientation. <br /> San Joaquin County PA-0400667\Nordman, et al <br /> Community Development Page 6 <br />
